A new agency specialising in the logistics sector has been launched by two highly experienced property professionals.
Ed Cole and Richard James-Moore have unveiled Incore, which will focus on land, development and leasing across the mid box and big box markets.
London-based Ed and Richard (in Birmingham) were previously senior directors at JLL National Industrial and Logistics and each has 20 years’ experience in the sector. Incore will utilise their extensive track records and impressive contact books to capitalise on the next market upturn.
Incore will operate as a dedicated director-only service covering the national bigger box market with a physical presence in the core South and Midlands regions. They believe the blend of senior experience and geographical spread offers a clear point of difference in the world of niche agencies and something landlord and developer clients will see great benefit in.
With the logistics market as a whole experiencing something of a hangover in 2023 and 2024 from the post pandemic world, the pair firmly believe the timing is now right to help clients prosper again as the market improves.

Ed spent 16 years at JLL, becoming head of national logistics in 2018. He has advised on some of the UK’s largest and most successful logistics development projects including Magna Park Milton Keynes, Prologis DIRFT and Panattoni Park Aylesford.
In recent years he has also acted on some of London’s standout leasing transactions at Panattoni Borehamwood to Sky Studios, USS’s Bromley-by-Bow to DPD and at Powerhouse Dartford.
Richard has spent the last seven years at JLL, where he led the Midlands industrial and logistics teams. He has advised on multiple key Midlands development projects, including the strategic rail freight project at West Midlands Interchange, Prologis DIRFT, and the award-winning Coventry Logistics Park.
He has also worked with occupiers in a tenant rep capacity having consulted with the likes of Bleckmann, Iron Mountain, and Royal Mail on expanding their property portfolios across the Midlands.
